SCHOOL OF REGIONAL PLANNING - COQUITLAM REGION RESIDENTIAL CONCEPT Although only an exercise in the planning procedure a well thought out study, the concept suggests 30 persons per acre or 210,000 — population in Port Coquitlam. : policy persons long range {3 units per acre} medium density and 10,000 persons long range (18 units per acre) low density = 32,000 persons on our existing population of 22,000 = 54,000 persons. This figure does not inciude the 1,250 acres of land not presently populated but designated "Urb". At 4 units an acre or 3,7 x4 = 14.8 persons per acre on this 1,259 acres would add an additional 18,500 to the 54,000 equalling 72,500 person in the City. This figure would give us 25 persons per "Urb" acre or 10 persons per gross acre. The point here is to arrive at a criteria to complete the 1,250 acres of idle land at a density that will achieve our Long Range Density desired. With the density desired either myself or our Planning Consultant can prepare plans on the remaining acreage adjusting the commercial and apartment phasing to carry the load that the single family areas can not. In this plan consideration So our park, school and commercial requirements can be derived. The process that has brought this far, is still valid, and the purpose of the background from 1961 to 1971 is to bring forth the original concept and how it has flexed to meet the population increase which was not predicted. Growth is inevitable therefore timing and total population desired, in other words point of Saturation, must be redefined as it is crystal clear 35,000 persons originally predicted in 1961 as saturation is an unrealistic figure.
