RECOMMENDATION:

That the Clerk's Office be directed to prepare a bylaw
rezoning Lot 1, D.L.'°232, Grp 1, NWLD Plan 73976 from
RS=3, Estate Residential to RS-2 Smal! Lot Residential

And that the bylaw approval be subject to the applicantis
instituting architectural control! over the subdivision,
ensuring that quality of bulidings in the subdivision are

of a similar quality to surrounding subdivisions.

COMMENTS:

This rezoning application was submitted as an alternative to
the original proposal to develop the subject property for
townhousing. The original application was rejected due to
neighourhcod opposition to townhouse development.

Due to the topography of the property, subdivision design for
the road and lots has been !aid out to follow the grade. In
the proposed plan of subdivision, driveway grades are designed
at ten percent, which meets bylaw requirements.
