Where the subdivision of development takes place on any lands within the boundaries of the area outlined on Map No. 3, the following development cost charges shall apply and be paid in respect of residential uses and residential lands: (a) in respect of residential uses and residential lands: (4) at the time of issuance of a building permit a development cost charge in the amount of $613.00 for each new dwelling unit authorized to be constructed; or (44) at the time of approval of subdivision a development cost charge in an amount determined by multiplying $613.00 by the total potential number of dwelling units permitted by the applicable zoning reguiation on all lots created by che subdivision. (b) in respect of commercial uses and commercial lands: (1) at the time of issuance of a building permit a development cost charge in an amount determined by multiplying 44,33 by the gross floor area in square meters of the building or structure to which the building permit applies. Where the subdivision or development takes place on any lands within the boundaries of the area outlined on Map No. 4, the following development cost charges shall apply and be paid in respect of residential uses and residential lands: (a) at the time of issuance of & building permit a development cost charge in an amount determined by multiplying $864.00 by the number of new dwelling units authorized to be constructed by the building permit; or (pb) at the time of approval of subdivision a development cost charge in an amount determined by multiplying $864.00 by the total potential number of dwelling units permitted by the applicable zoning regulations on all lots created by the subdivision.
