THE CORPORATION OF THE CITY OF PORT COQUITLAM MEMORANDUM TO Igor Zahynacz, P. Eng., DATE: January 2° 1991 City Engineer FROM: Kip Gaudry, P. Engo; FILE #: S# 17 0 Deputy City Engineer SUBJECT: PROPOSED SUBDIVISION AT 3160 WESTWOOD STREET RECOMMENDATION: 1) That Melbrook Investments Ltd. be advised that the Road DCC's will be waived in view of their road construction but that no other consideration will be allowed for the construction of Westwood. That the City will pay the upsizing costs in water main size from 150 to 200mm as it is required for City purposes. That the City will agree to a 50/50 cost sharing for the portion of the water main casing under the CPR tracks. BACKGROUND & COMMENTS: We received a letter from Melbrook Investments Ltd. on November 19, 1990 (copy attached). I offer the following comments regarding their letter: 1) The services we ask for in water, storm, sanitary, road, street lights, sidewalks, etc., are developed to the normal municipal Standard for industrial zones and have not been established at a higher level for the purposes of this subdivision. The subdivision bylaw was applied fairly to all aspects of this application. Westwood Street is in fact one of our major arterial st~nets and is Counei’.'’s priority for construction in 1991 providing | vbtain the municipal grant we applied for. In 1990 Council elec. aot to go construction of Westwood because our grant application * denied. The developer has the choice of proceeding now with the «di ision and construction of Westwood in front of his subdi i + to municipal standards. This will cost him approximately ; ‘0.00 and he will receive waiver of the roads DCC's of appr. imately $7,716.00. If the developer chooses to wait until after June 1991 .d we in fact receive our grant application and proceed with coustruction then he would bare only the roads DCC cost of $7,716.00 and no construction for the cost _of Wearwood. i | FAGE Cont'd ° ../2
