A By-lav to authorize the City to enter into Land Use Contract No. 10.

WHEREAS the "City of Pore Coquitlam Zoning By-law, 1969, No. a8"
as apended designates certain areas of land within the zenes set out
therein as “Development Areas : :

AND WHEREAS the lands hereinafter desersbed are situate within an -
srea so designated; ; ;

AND WHEREAS the Owner of the said lands has made ‘application for a
Land Use Contract to authorize works, development, and use some aspects
of which are not in conform! ty with the relevant City By-laws as the
same apply to the zone in which the said Jands are situate;

AND WHEREAS the Council has given due regard to the following
considerations:

1. (a) s the promotion of health, safety, convenience and welfare of
the public.
(b) the prevention of the overcrowding of land, and the Preservation
of the anenities particular to any zone.
(c) the securing of adequate light, ‘ate and access.
(d) the value of the land and the nature of its present and Prospective
use and occupancy. : ,
(e) the character of each zone, the character of the buildings
already erected and the peculiar suitability of the zone for particular
use.

and it {s deemed desirable to enter into Land Use Contract No. 10

in the form and to the extent hereinafter provided;

NOW THEREFORE the Municipal Council of ‘The Corporation of the City
of Port Coquitiam, in open meeting assembled, enacts as follows:

hereby authorized and eupowered to enter‘into a Land Use Contract with

the Creater Vancouver founing Corporation, 2294 Went Tenth Avene, Vancouver,

B.C. in the form and to the extent ‘eet forth in "Land Use Contract No. 10

which {0 the Schedule hereto annexed and made part of this By-law,

2 the said Land Use Contract No. 10 shall extend to and shall regulate

the development and use of the lands described as:

‘Lot 402, South-vest Quarter Section 6, Township 40, Plan

New Westminster District {aa shown on a Plen of Subdivision
prepared by Vernon Cc. Goudal, B.C.L.S., and dated March 26th,
1975, 8 copy of which is attached to the said Land Use Contract

No. 20 as Appendix 1.)
3. _ Land Use Contract No. 10 shall have the force and effect of a
restrictive covenant tunning with the land described in Section 2 hereof
and shall be registered in the New Westminster Land Registry Office by the

City.

4. . This By-law may he cited for all purposes as the "Land Use Contract

No. 10 Authorization By-law, 1975, No. 1370",
