Council endorsed concepts within two proposals to examine “innovative” forms of housing in the Orchard Avenue area. At an ad hoc committee meeting Sept. 29 proposals were put for- ward for consideration under the federal government’s Affordability and Choice Today Program. The first of two proposals endorsed by council, submitted by Seaspray Home Design Ltd., plans to design and build four single- family detached homes on four small lots subdivided from two existing single-family lots. In the detached housing pro- posal, project coordinator John Bell outlined that sites under con- sideration are in the area of smaller, older homes bounded by Ocean/Oakville avenues and Second/Seventh streets. The houses are owners,” Bell said in his report. If approved, “sites will be acquired through conventional real estate transactions,” Bell said. A process of consultation and cooperations is essential for the project to succeed, Bell outlined. Once approved, the first phase of the project proposes to design a “occupied ff almost exclusively by resident questionairre for residents, con- firm the project goal with com- munity leaders and analyze Tesponses and concems regarding the proposal. In the second phase, a commun- ity meeting will be held with residents and absentee owners invited to participate. Meetings will be documented and used as the basis for recom- mendations on bylaw revisions. _ Preliminary costs for survey pre- patation and analysis, meeting Teport preparation and presenta- tion fo community and council is scheduled to take 21 weeks and DEBORAH GRAY CONDO RESALES TOWNHOUSES NEW PROJECTS Be one step ahead and get on my list for up to date info. on these rare properties. Applications requesting funding for the proposals have been sub- mitted to the Affordability and Choice Today Program headquar- - ters in Ottawa, chief administrative officer David Bartley said Oct. 5. But the process of accepting or rejecting an application for fund- ing can be lengthy, Bartley said. If the proposals are approved for funding “there won’t be any action on the development con- cepts until at least December.” “The Town will ensure that local residents and other interested parties have an opportunity to be fully involved in the first phase of « the project, especially in the development of design guide- lines.” Once approved in principle and funds are made available, the ini- tial cost to start preliminary con- sultation and design, preparation of a zoning bylaw and construction cost analysis is about $20,000. Bell estimates it would take 32 weeks to complete preliminary planning. Project coordinator Malcolm Holt outlined a 12-block area bounded by Oakville/Ocean ave- nues and Second/Eighth streets. “Our goal is to revise zoning bylaws and simplify the develop- ment approval process, create affordable housing and retain a quality of neighborliness,” Holt stated in his report. “We believe that Orchard neigh- borhood residents will benefit from an opportunity to steer the future of development in their: neighborhood. And that the poten- tial for a dynamic, attractive and affordable array of compatible developments in the area will be Tealized.” Town asking) feds lo fund look at redeveloping neighborhood : oS Mon Obt.12 Winnipeg Jets Fri Oct.30 Minnesota Stars Wed Nov.4 Calgary Flames Mon Nov.23 Chicago Blackhawks Sold out Dec.3 Edmonton Oilers Fri Dec.18 San Jose Sharks Sold outDec.27 Montreal Canadians King Air 20@’s, Piper Chieftan’s, Metro II's.
