SUBJECT: PROPOSED SUBDIVISION OF A PORTION OF LOT 5, SECTION 6, BLOCE
6N RANGE 12 N.W.D. 4318 - S #21/92

The following conditions are the Engineering Department on and off site servicing
requirements: oe

Subject to City Council approving the developer's application for a Development
Variance Permit providing a relaxation to permit approval of . -- subdivision without
connecting to off site services for a period of up to five years.

Subject to registration of restrictive covenants on each of the two parcels to be created,
stating that no building permit applications will be made until both the on site services
and off site services are completed.

Subject to rezoning of the property to the required zoning for the proposed use (at the
time of building pexmit application).

Subject to deposit of a refundable letter of credit in the form attached and for the amount
shown on the attached Tentative Approval Checklist, said letter of credit being a security

deposit to ensure construction of the works listed on the checklist. “The amount of this
letter of credit to be increased annually, due to inflation, at an agreeable rate and
method. If the City requires that the services be installed prior to the completion of the 5
year term, the developer agrees to install the services within one year at notice by the
City to complete the services.

Subject to submission by the developer’s professional Engineer of detailed design
drawings acceptable to the City for all required works (to be submitted at building
application ).

Subject to a non-refundable payment of cash amount shown on the attached Tentative
Approval Checklist to cover Development Cost Charges and other cash fees as listed on
the checklist. Development Cost Charge fee to be submitted at building permit
application.
